The significant low mountain plateau about 300 m above the city center of Innsbruck with its settlement structure becomes, so to speak, the urban-architectural "driver" of the new project to be developed.

The characteristics of this topographical and settlement-geographical peculiarity are reflected in a kind of scaled shaping on the building site. Thus, two mutually stepped plinth plateaus are developed, on which three punk houses then come to stand. The directions of the front edges of the plateaus are defined by the change of direction of the Höhenstraße itself: the lower plateau continues the direction coming from the west, while the upper one continues the direction coming from the east deep into the ensemble.

The second, recessed level defined in this way forms the aforementioned second plateau, which essentially contains the function of the kindergarten. Both plateau levels are defined or trimmed in their edges by the respective point buildings resting on them. At the same time, this positioning establishes a coherent figure-ground relationship that makes the whole readable as a unified ensemble. An essential aspect of the decision in favor of point buildings was in any case the preservation of the

visual axes of the buildings behind them into the Inn Valley. The new buildings are arranged in such a way that it is possible to look through them in the best possible way. The point buildings themselves step up counterclockwise following the ascending topography from a two-story object directly on the street to the northwest 3-story part above their plateau level. With this moderate height development, in addition to a view through the building, looking over it is also guaranteed.

The scale of the individual properties finds the middle between the single-family houses and the multi-party apartment buildings or other larger units in the surrounding area. A good insertion of the houses into the context is thus given. The facades communicate the construction method as a wooden building.

The open space takes up the characteristic building layout, extends it and thus gives the architecture an ensemble at this unique location. The two building directions are taken up to define the different spatial sequences. Roof areas on the second floor are intensively greened and again take up the formal language.

The planting concept provides for a near-natural and high-maintenance design.

The parking level is flexible in its simplicity and can be programmed. The apartment-related general zones are easily accessible: the bicycle parking spaces directly from the outside, the storage rooms directly from the staircase cores. The clear room height of the parking deck at the entrance side is approx. 3.90 m. The floor is designed to slope upwards towards the east. This is to minimize excavation in the eastern area. The clear room height in the entrance area also best ensures later reprogramming. As parking needs decrease, the west-facing areas, which also have daylighting, could easily be converted into commercial space! Direct access to the parking deck is also available from the street area or the bus stop.
