Standardised diversity in the urban fabric

The central goal of our contribution is to make available economical housing and commercial spaces. To lower the total building costs and life cycle costs through innovative standardisation processes in planning and production, while still offering or even improving upon the established qualities in terms of sustainability, flexibility and design diversity.

In urban design and typological terms, the new district bridges the crass difference between the existing development made up of single family houses and modernistic tower blocks. Starting from a very sensitive urban design model this approach is worked out by the joint work of a team of architects, made up of three offices, and is augmented with new ideas. The strip-shaped zoning in the master plan was consistently applied to an orthogonal urban planning structure.

Urbanity can be understood as the “large public sphere”.

The district has a special urban planning quality with its vertical spatiality. A staggering of heights is created here, which offers orientation visible from afar, but at the same time also introduces a rhythmization of the volumes towards the top. The variety of perspectives, views, vistas and nuances of physicality significantly enrich the appearance and identification of the quarter.

The lively neighbourhood in the buildings is enhanced by the community spaces and common areas.

The street An den Neurissen is choreographed like a classic boulevard. Trees are the wonderful, color-changing filters between the facades and the street. They form rhythms in the flow of the street and thematize the infinity of nature in relation to the built environment. The planting is loosened up and provides a framework for the generous open spaces of the parking pockets.

The planting makes the different typologies of the open spaces visible. For example, there are multi-stemmed trees in the park pockets, the selection of which follows an overarching and cross-building site model. In the streets, the linear structure is formed by standard golden leather trees. The ornamental grass beds, which are also linear, are enriched with flower bulbs.

Social Sustainability

The project offers a high level of social mixing by providing a variety of apartments in all locations and size segments as described above. Housing subsidy funds will be used to build all the apartments, 1/3 of them based on the SMART model. All the apartments are designed to be suitable for everyday life and can be furnished with standard furniture. The storage spaces are adapted to the needs of the users and the sizes of the different apartments.
